How it works
Initial Discussion

We discuss your project, goals and design preferences and advise on planning permissions.

Site Survey

We visit your property to take a measured survey and where necessary may commission a topographical survey.

We consider space, layout and how the new design will integrate with your home.

Design and Planning

We create initial design concepts tailored to your needs.

We redefine the design based on your feedback.

We submit a planning application and act as your agent.

We liaise with the Local Authority and manage any queries or issues that may arise through the approval process.

Where third party involvement is needed, (for example a report covering Flood Risk Assessment or Bat Survey etc) we have experience with reliable professionals who will assist.

Building Regulations Approval

Once Planning is approved (or if not required), we progress the scheme to provide technical drawings and construction notes for building regulation approval.

This is an invaluable set of drawings as it communicates how the house will actually be built to meet the structural, safety and energy standards and is often the most important document to hand to the builder.

Our 'in-house' structural engineer will provide the structural design calculations needed for building regulations approval as part of this service.

Handover of Plans

​We provide final technical drawings and construction notes, ready for your builder to use.

Your building contractor will then use these to carry out the build, ensuring everything is constructed as designed.
